Deal lifecycle: offers, commission, contract stages

A deal has a story: first contact, viewing, offer, reservation, contract, deed. Tesoro automatically tracks every offer moment, calculates commission live, and enforces the rules as soon as a deal commits the property. This is how it works.

Deals distributed across the stages of their pipeline.
Pipeline
  • You are negotiating an offer and want to review the history
  • A buyer withdraws, you set the deal to the Lost stage and want to understand the rules
  • You are preparing commission settlement

The stages of the standard pipelines:

  1. Knowing Property: client explores. Add Preselect/Proposed properties.
  2. First Visit: first viewing.
  3. Multiple Visits: repeated visits, Interested/Rejected per property.
  4. Offer: offer made. The offer is automatically registered in the offer history.
  5. Reservation: reserved. From here on, the deal commits the property.
  6. 10% Contract: preliminary purchase contract + deposit.
  7. Signing DEED: final deed at notary.
  8. Won: completed. If you drag the card on the board to Won, confetti appears.
  9. Lost: did not go through.

Each property in a deal has an Offer Price field. Every time it changes, Tesoro automatically creates an offer history record:

Field Content
Offer amount The offered amount (≥ 0)
Offer date Timestamp
Agent Who registered it
Accepted Yes/No
  1. Open the deal detail page, tab Properties (Buy) or view the property details.
  2. Click the property.
  3. Fill in Offer Price.
  4. Save → record auto-created.

Table per property with date, agent, amount. By default shows the latest, click Show for all, Hide to collapse.

Mark as accepted → previous offers on the same property within the same deal are automatically set to not-accepted. Always at most 1 accepted at a time.

For Buy or Rent, no commission field appears.

  1. Commission %: your percentage.
  2. Deal Value: transaction value.
  3. Price Commission = auto-calculated:
Commission amount = Deal Value × (Commission / 100)

Displayed in a blue info box below the fields.

Commission percentage visible in the sidebar under Deal Details (for Sell/Rent out + filled in).

  1. Edit button on the detail page or pencil icon in the list.
  2. Check Deal Type = Sell or Rent out.
  3. Fill in Commission %.
  4. Fill in/check Deal Value.
  5. Price Commission appears automatically.
  6. Update.

Some stages commit the property. In the standard pipelines these are Reservation and everything after it: 10% Contract, Signing DEED and Won for buyers, Deposit and Won for sellers. An administrator determines per stage whether it commits the property. See What does “Commits the property” mean?.

What changes as soon as a deal reaches such a stage:

  • Approved property required (Buy/Rent): you can only move the deal to such a stage if a property has status Approved.
  • No more Rotting score: from now on the process runs via the notary and the client. See Rotting.

For Buy/Rent: the buyer has reserved the property. The deal commits the property.

Preliminary purchase contract + 10% deposit.

Final deed at the notary. Last step before Won.

For owner deals: deposit received from the buying party.

“A deal must have at least one approved property before it can commit to it”

Section titled ““A deal must have at least one approved property before it can commit to it””

Buy/Rent deal moved to a stage that commits the property, without an approved property. Tab Properties → set the property to Approved.

“A new deal cannot start here. Start it on one of: …”

Section titled ““A new deal cannot start here. Start it on one of: …””

A new Buy/Rent deal cannot start directly in a stage that commits the property, or in Won or Lost. Choose one of the stages from the message.

Deal Type is Buy or Rent. Commission only applies to Sell/Rent out.

Offer Price has never been changed on the property being offered. As soon as you enter/change an amount → record appears.
