Deals and pipeline: the heart of your transactions
A deal = one transaction. The pipeline = the series of steps (stages) a deal goes through. On the Kanban board you drag a deal from stage to stage, for example from Knowing Property to Won. That gives you an instant overview of where all your transactions stand. By default Tesoro has a Buyer pipeline (you help a buyer) and a Seller pipeline (you sell on behalf of an owner). Your office can add its own pipelines.
When is this relevant?
Section titled “When is this relevant?”- A lead converts into a serious prospect, you create the deal
- You want an overview: ‘how many deals are in Offer?’
- You are unsure: Buy or Sell? Which pipeline does each use?
Deal types: choose before creating
Section titled “Deal types: choose before creating”| Type | When | Pipeline |
|---|---|---|
| Buy | You help a client buy | Buyer pipeline |
| Sell | You sell on behalf of the owner | Seller pipeline |
| Rent | You help rent | Buyer pipeline |
| Rent out | You rent out on behalf of the owner | Seller pipeline |
These are the default pipelines. If your office has more pipelines for a type, you can choose a different pipeline when creating the deal.
Pipelines and stages
Section titled “Pipelines and stages”Every deal sits in a pipeline and within it in a stage: one step, and one column on the board. Each stage belongs to one of four fixed phases: Orientation, Negotiation, Closing and Outcome (Won or Lost).
Every office starts with two default pipelines:
| Pipeline | For | Stages |
|---|---|---|
| Buyer pipeline | Buy, Rent | Knowing Property, First Visit, Multiple Visits, Offer, Reservation, 10% Contract, Signing DEED, Won, Lost |
| Seller pipeline | Sell, Rent out | Mandate, Online, Visits, Offer, Reservation, Deposit, Won, Lost |
Your administrator can add custom pipelines and stages. See Setting up pipelines. How to work with stages and the board is explained in Pipeline stages and the deal board.

Five concepts to remember
Section titled “Five concepts to remember”- One deal = one transaction. Not all deals together, each purchase/sale has its own record.
- Type is permanent. Choose carefully when creating.
- Pipelines with stages. The Buyer pipeline (buy/rent) and the Seller pipeline (sell/rent out) each have their own stages. Your office can add pipelines.
- Properties have their own statuses within a deal (Preselect, Proposed, Approved, …). Separate from the deal’s stage.
- Drag to make progress. Board = fastest way.
