In addition, this release includes a series of improvements and fixed issues, further down this page.

Until now, every deal had a fixed status: nine for buyers, eight for sellers. You could not change that list. If your office worked differently, the list did not fit.

From this version, a deal is in a stage of a pipeline. A pipeline is the series of steps a deal goes through. Each stage falls into one of four fixed phases: Orientation, Negotiation, Closing and Outcome.

  • Your existing deals stay in place. Every office has a Buyer pipeline and a Seller pipeline with the same steps as before. A deal is now in the stage with the same name as its old status.
  • Your own pipelines. An administrator creates custom pipelines under Settings → Pipelines, or duplicates an existing one and adjusts the copy. For each stage you set a name, a colour and optionally a maximum number of days.
  • Commits the property. A stage with this checkbox commits the property. A second deal then cannot commit that property as well. This is how Tesoro prevents a double sale.
  • The right pipeline automatically. If you create a deal or convert a lead, Tesoro chooses the pipeline that matches the deal type.
Under Settings → Pipelines you see your office's pipelines.

The deal board: choosing a pipeline and Needs attention

Section titled “The deal board: choosing a pipeline and Needs attention”

The deal board now works per pipeline.

  • Choosing a pipeline. Next to the BUYER / OWNER toggle you choose a pipeline. With All pipelines you see all deals on that side, grouped by phase.
  • Needs attention. This button shows only the deals that need attention, worst first.
  • Plus per stage. With the + at the top of a column you create a deal directly in that stage.
  • Cards that change colour. If a stage has a maximum number of days, a card turns orange as the limit approaches and red as soon as the limit is reached. Tesoro counts only working days.
  • Moved back. If a deal has been moved back to an earlier stage, you can see that from an icon on the card.
Choose a pipeline or All pipelines. Needs attention filters for deals that are stalling.

A deal that no one picks up again slowly stalls. You only notice when it is too late. The Rotting score warns you earlier.

Every open deal gets a score from 0 to 100. The higher, the more the deal is at risk of stalling. Below 40 a deal is healthy, from 40 to 69 it needs attention, and from 70 it is stalling. The score looks at five things:

  • is a next step planned;
  • when was the last contact, by phone, email or WhatsApp;
  • how long has the deal been in the same stage;
  • are there overdue tasks or conversations;
  • has the expected closing date already passed.

Under Why this score you see per item where the score comes from. If a customer is on holiday, you pause the score temporarily, with a reason. Tesoro recalculates all scores every night. An administrator determines how strict the score is under Settings → Deal Settings, tab Rotting.

Choose how strict the Rotting score is for your office.

If you collaborate with another office, you want to record who introduced the customer, until when that agreement applies and what commission you share. You can now do that in a co-broker deal.

  • Registration. You record the partner office, the partner broker, the validity date and the commission.
  • Automatic confirmation. Tesoro emails the partner broker a confirmation of the registration.
  • Proposing properties. You email the partner a selection of your own properties.
  • End date. In the registration block you see how many days the registration is still valid; in the last seven days this is shown in red. On the end date the deal goes to Lost, unless it is already in a stage that commits the property.

Before you start, an administrator designates your own office under Settings → Deal Settings. Under Settings → Pipelines the administrator makes the Co-broker pipeline visible.

A task now has a type: Contact, Follow-up, Research or Admin. Only tasks of the type Contact and Follow-up count as a planned next step in the Rotting score. That way a scheduled call keeps a deal healthy, and an administrative task does not. Tasks from before this version have the type Admin. Set them to Contact or Follow-up if they need to count.

Choose the type for each task.

At the top of every page is the search field Find people, document, Properties and more. If you click it, or press Ctrl+K (Mac: Cmd+K), a search window opens.

  • Tesoro searches simultaneously in contacts, leads, properties, deals, relations, projects, tasks and attachments.
  • Per type you see the first five results. With See all results you open the full list.
  • Under Recent are the records you last opened via the search window.
The results are grouped by record type.

The project page has been rebuilt.

  • Tabs: Overview, Variants and Attachments, and All project details as soon as the project has location data.
  • At a glance: a starting price, a bar with availability by status and a block with the developer’s details. The developer is now a linked relation.
  • Sold out. A project can get the availability Sold out.
  • On your website. With Show on website and Featured project you determine whether and how a project appears on your website. Via Mass Edit you put multiple projects on the website at once or remove them.

If you use a RedSP feed, Tesoro can now create and update the projects and their variants itself. To do so, turn on the Import Project toggle in the XML import. What you adjust yourself will no longer be overwritten by the feed. A Feed checklist shows per project what you still need to check.

If a property is on Idealista with the wrong property type, the wrong transaction or the wrong reference, you cannot change that there afterwards. With Revert from Idealista an administrator cleanly retrieves the property.

Tesoro first takes the listing on Idealista offline. Only when Idealista confirms this does Tesoro unlink the property and give it a new reference number. Then you correct the property and publish it again.

For a deal’s property requirements you choose cities, provinces or a self-drawn area. Until now, a property had to meet all chosen areas at the same time. Choosing more areas therefore gave fewer results.

Now it is the other way around: a property matches if it is in one of the chosen areas. The Active areas block shows where Tesoro searches. Per deal you choose Cities / areas or Draw on map, not both.

Active areas shows all areas in which Tesoro searches.

If a customer sends a voice message via WhatsApp, you can now play it directly in the chat. You can pause, seek, speed up playback (1×, 1.5× or 2×) and download the message. With an audio file you cannot include a caption.

For contacts, leads, deals, relations, projects and properties you can now select multiple attachments and download them at once with Download zip. Tesoro packs them into one zip file. Up to 250 files and 200 MB can be included at a time.

If you have started a bulk action on the wrong selection, you can now stop it while it is running. You can do this in the bulk actions panel and under Settings → Bulk Action Log. After confirmation the action gets the status Stopped. What has already been done remains done.

The form for an XML import now consists of three blocks: Feed details, Property defaults and Exclusion rules. You set the exclusion rules after the feed has been saved. If you delete a feed, you see in advance how many properties will disappear and which remain protected, even with very large feeds. A property that comes back in the feed gets its import status back, unless someone had changed that status manually.

  • The sidebar shows the deal type, for example Seller deal or Buyer deal, and warns if no contact is linked to the deal.
  • If the expected closing date has passed, you can click it to update it immediately.
  • The Interested tab of a seller deal is now a clear table with the interested buyers, their stage and the latest activity.
  • Cropping profile photo. Before you upload a profile photo, you crop it, zoom in and rotate it. Photos up to 50 MB are allowed.
  • Active filters in view. Above the overviews of contacts, deals, projects, tasks and relations you see which filters are on, and you remove one with a single click.
  • Only active portals. You can now only link a property, including in bulk, to an MLS feed (Multiple Listing Service) that is enabled for your office.
  • New lead source. Jávea Connect is in the list of sources for a lead.
  • Better AI texts in bulk. When translating and rewriting in bulk, the AI receives the property’s details. AI-written descriptions now appear in the change history.
  • WhatsApp files protected. Messages and files from a WhatsApp conversation are now, also on the server, only accessible to the user whose linked number it is.

  • Resales Online feeds were no longer imported. The import works again, and properties that disappear from such a feed get the status “Removed by feed” again.
  • Photos disappeared from your website and did not come back when republishing. If you take the property offline and then publish it again, the photos now come back.
  • A property that was relinked to Idealista did not include its photos. The photos are now included again.
  • Logged phone calls sometimes had a shifted time. A call now gets the correct time.
  • Emails from the contact form on your website showed “N/A” instead of the visitor’s message. The message is now included.
  • Deleting a large feed got stuck. The delete dialog now also works for feeds with a very large number of properties.
  • One property without a website link stopped an entire MLS feed. Now only that link remains empty; the rest of the feed continues as normal.
  • Invalid characters in an MLS export are now cleaned up, so the portal no longer rejects the feed.
  • Customers in the customer portal saw “Invalid token” after about fifteen minutes when viewing images. This has been fixed.
  • Some imports showed an error message, and large feeds sometimes hit a time limit. Both have been fixed. Every nightly import now also writes its own log, so a failed import no longer goes unnoticed.
  • Webhooks sometimes fired while nothing had changed. They now only fire on a real change.
  • The Show on website toggle and the Publish / Unpublish button on a property’s edit page were out of sync, and the Web link did not work. Both are now correct.
  • Tasks without priority or status showed empty labels and were given a default value when editing without being asked. That no longer happens.
  • The AI button for bulk actions on properties opened nothing. It now opens the AI window.
  • A long file name ran outside a document’s preview window.
  • The loading screen when opening Tesoro sometimes stayed two seconds too long, or no longer disappeared after an error.
  • A series of small display errors has been fixed, including in the tables, on the dashboard and in the map view of properties.
